In addition to scope completion in a default situation, corrective facade contracting includes the repair, restoration, or replacement of defective facades. Facade remediation that involves the complete replacement of the facade is often referred to as re-cladding. Pacific Park Plaza — luxurious condominiums bound by the waterfront near the Golden Gate Bridge in the Bay area — is one building to receive such treatment. The 30-story tower locates it’s Emeryville occupants amidst the East Bay’s finest in shopping and dining, and at the hub of San Francisco’s diverse cultural community.
Originally opened in 1984, Pacific Park Plaza fell victim to a defective curtainwall provided by the original façade contractor. With wide spread water leakage and infiltration, homeowners raised the finances to remedy the failed building skin. Enclos was brought onboard to remedy the defective facade by re-cladding the tower with a new glass and panel system.
The Enclos design and engineering team developed a system customized to the unusual requirements of a re-clad project. Beyond the performance criterias of water penetration and air infiltration was the concern for minimizing the disruption to the homeowners. A system and installation strategy was developed that resulted in minimal disruption to the homeowners, and a superior performing exterior wall system that was completed both on time and on budget. |
